Our custom home building process is designed to guide you from initial planning through design, construction, and completion. We begin by learning about your goals, lifestyle, and property. Depending on the project, we may start with a site evaluation and feasibility study to understand what is possible.

We evaluate the site, including topographic surveying, and develop the initial concept through design consultations. A Level 1 preliminary estimate helps establish an early understanding of the project cost. As the design becomes more defined, we refine the architectural details, materials, and scope while updating the construction estimate throughout the process. We prepare detailed construction documents and coordinate geotechnical, civil, and structural engineering, consultant work, and permit submission.

While permits are being reviewed, we develop interior design, specifications, and material selections. We then prepare a more detailed Level 3 estimate and projected timeline, providing a clearer picture of the overall build before construction begins.

Our integrated team manages the construction process, coordinating subcontractors, scheduling, quality control, and communication through completion. By bringing design and construction together under one team, we maintain continuity, quality, and attention to detail throughout the entire journey.

Your involvement is an important part of the design process. Our Lochwood-Lozier design team works closely with you by understand your lifestyle, needs and vision. Providing consultations, design reviews, material selections, 3D renderings, and project presentations, giving you opportunities to provide feedback and make decisions as the design develops.

We also customize our approach to each client. Some homeowners enjoy being involved in every detail, while others prefer to leave more of the day-to-day decisions to our experienced team. We’re happy to work with you in either capacity, providing as much guidance and involvement as you prefer while ensuring the final home reflects how you want to live.

 

Timelines vary depending on the size, complexity, and scope of the project.

As a general duration guideline:

  • Custom Home: Approximately 16–30 months from design through construction.
  • Major Remodel: Approximately 9–18 months from design through construction.

Every project is unique, and factors such as permitting, site conditions, material selections, and project complexity can affect the timeline. We prioritize quality and your satisfaction throughout every phase, taking the time to ensure each detail meets our building standards. We’ll provide an estimated timeframe during the process based on your project’s specific scope and requirements.

The cost of a custom home varies based on the size, design, site conditions, materials, finishes, and overall scope of the project.

As a general 2026 guideline, custom homes in the Bellevue area may range from approximately $500–$850+ per square foot, with $550–$750 per square foot being a typical range for many luxury custom builds, excluding the cost of land.

Because every home is unique, cost per square foot is only a starting point. During the feasibility and design process, we work with you to better understand your goals, scope, and selections and provide a more informed project budget.

Yes. Lochwood-Lozier manages the permitting process and coordination of subcontractors as part of our integrated design-build approach. Our team coordinates with the appropriate jurisdictions, engineers, consultants, and trusted trade partners throughout the project.

We oversee scheduling, quality, communication, and coordination from design through construction, providing you with one team and a single point of accountability throughout the process.

The process continues through several stages. Once the architectural design is finalized, we move into permit submission, project coordination, and construction preparation.

While permits are being reviewed, our team continues developing the project in several areas. Our interior design team works on interior design specifications, material selections, finishes, and more detailed renderings, allowing you to further visualize and refine the home.

At the same time, our construction team develops a more detailed construction cost estimate based on the finalized architectural plans, specifications, selections, and project scope.

Once permits are approved and the design details and construction planning are complete, our construction team moves into pre-construction and construction, coordinating subcontractors, scheduling, quality control, and communication throughout the build.

Our goal is to provide a single point of accountability transition from design to construction, while maintaining the quality, details, and vision established throughout the design process.

Lochwood-Lozier manages and coordinates the full construction process through our integrated design-build approach. Each project is assigned an experienced Project Manager who works closely with you throughout the build and understands the details of your project from start to finish.

Approximately 20% of the construction work is completed in-house by our own team, giving us greater control over craftsmanship, quality, and the finer details of your home. This hands-on involvement also allows us to add more custom touches and thoughtful details that make each project unique.

We also work with trusted trade partners and experienced professionals while maintaining one team and a single point of accountability throughout the project. This integrated approach helps us coordinate every phase of construction and ensure the finished home meets our building standards and your expectations.
